Spell scrolls

i want to make spell scrolls (item, you use it, spell happens, it is gone) in my map but the problem is:
when i give some abylities to an item sometimes they just do not work
you can click on the item but the spell is not working. and some spells work the wrong way. like the chain lightning hits only 1 target.

Its probably because you're removing the item from the unit before the Chain Lightning has finished its effect. Chain Lightning has some strange buffer that prevents it from being casted while the ability is in effect... if you remove the ability while this buffer is active then the ability just stops.

I created a Far Seer hero with the Chain Lightning ability. After casting Chain Lightning the ability would be removed after a small duration (roughly 3-4 bounces). Once the ability was removed, Chain Lightning immediately stopped bouncing even though there were available units.

The lame thing is there is no event that catches this "buffer" period.
 
I suggest using a dummy ability for the item and make it permanent, and have this proccess in triggers:
Firstly, once the dummy ability is fired, add the item ability of chain lightning to the hero.
Secondly, order the hero to use the ability.
Thirdly, remove the item.
Lastly, remove the item ability from the hero as soon as the ability stops casting.
