Need a lil help...

I am creating 2 projects which i believe requires some building customization. Like when a unit walks into a building or say a cave of sorts, then it reveals what is inside while walking the unit around the structure... anyone able to point me in the right direction?
 
You can use special models with a transparent animation, use them as a destructable and then fade them by setting the destructable animation when a unit enters.
This practice requires modelling skills, though.

You can also just hide the roof destructables, but it would look ugly as they wouldn't turn transparent slowly, but disappear instantly.
