I think you can only remove an item if it was added with a trigger.

or just go to object editor, find your shop that has the item, scroll down, it should of a list of all the items that the shop sells.

    • Neutral Building - Remove (Item-type of (Sold Item)) from (Selling unit)

• Neutral Building - Add Ring of Protection +5 to (Triggering unit) with 1 in stock and a max stock of 99

maybe want this? if yes use market for store and use neutral building actions

Let me emphasize what Maker said.
You can only remove an item only and only if, the item is added to the store via trigger.
If you add them via Object Editor, you cannot remove it via trigger.

Only add/remove via trigger works.
