There is a bug with Item Hit Point Bonus level up : it does not change the value and always act like level one but when we remove the ability it remove the bonus corresponding to the level is removed this bug is used with negative values in bonus mod.
 
That's very simple. For an example, hit points:
Make an ability based on Item Hit Point Bonus, with 100 levels. Make the ability give you 1 bonus hp on level 1, 2 on level 2, and so on. If you need more than 100, make new ability from 100-200.
Repeat the process for life regen, mana, mana regen, damage, armor...

Not so simple, because some things need many skills.
Skills with many levels, make the map take longer to load.
