Why not just using special effect on the model like plague for example...

Just take a building model and place some tentacles from "The Forgotten One" next to it.
Take the web model from the Crypt Fiend web ability and put it onto the model,
Place some egg sacks around the model.
Place the disease cloud nearby.
Voilá, you have an infested/infected building.
