Fear/capture unit effect

Hi everyone !. My first post there.
I try to find some similar problem like mine, but can't figure it and i decided to post there ( forgive me if i post in wrong place in forum ). I have some experience with editor since long time, but my skill is not enough to do anything i want. :p
How to make unit run in fear(something like: it's cant attack, and run away) if HP that unit decrease to X %, OR that unit change owner to attacker. [ For both conditions was 50% chance ].
If someone could help me with this trigger, i'll be very thankful.

I mean that:
Whan a unit has X % HP, than has 50% to run away in fear (Banish is bad, cause cant attack that target), and 50% to change owner of unit to player who decrese to that X % HP.

I need it for my campaign, and i know about that fear spell you link but my problem is little different cause i dont need fear "spell". It was something like permanent condition actived all the time.

I have another problem, how to disable attack when mana of unit type = 0, and each single attack cost/drain 1 mana point per attack ?
